Buyer's (Pre-Purchase) Inspection

When you buy a home, you are buying all the terrific things associated with that home, and unfortunately, all of the problems as well.  With a buyer's (pre-purchase) home inspection, you can see exactly what you are buying before you sign on the dotted line.

Seller's (Pre-Listing) Inspection

Do you want to get the highest possible sale price for your home?  If so, then a seller's (pre-listing) home inspection is for you.  We will identify any potential issues prior to you listing your house.  This will afford you the opportunity to have them fixed before any showings and ensure  a smooth and quick transaction with no surprises.

Annual Home Maintenance Inspection

Inspecting your home on an annual basis will help identify any potential issues before they become major problems with serious financial burdens and safety concerns.

Radon Gas Testing

Radon gas is produced naturally and is the second leading cause of lung cancer behind smoking.

Water Quality Testing for Wells

Well water is susceptible to many contaminants.  Is your drinking water clean?

Wood Destroying Organism (WDO) Inspections

Annually in the US, WDO's cause billions of dollars in damage.  Does your home have WDO's or WDO damage?

Our Complete Home Inspection includes but is not limited to:

Plumbing and water heater inspection:

We check the faucets on all of the sink(s), tubs and showers, looking for visible drips and leaks.  We also test all sinks to ensure functional flow and drainage, identify the piping material (when visible) as well as the location of the water meter and main shut-off.  With regard to the water heater, we'll ensure venting and connections are correct and safety features are present.  In  addition, we will identify the brand, age and life expectancy so you can budget accordingly, plus a whole lot more.

Electrical inspection:

We will inspect the electrical panel for safety issues and potential fire hazards, identify the type of wiring in the house, check to make sure GFCI's are installed where appropriate, test all accessible reeptacles and a whole lot more.

HVAC (Heating, ventilation and Air-Conditioning) inspection:

We will determine the age of the furnace (or boiler), the AC compressor unit, air handler and give you and idea as to their life expectancy.  We will test for proper functionality and if necessary, recommend maintenance, repair or replacement.  

Attic inspection:

We will check to ensure that the attic is sufficiently insulated and ventilated and that nothing is venting directly into the attic ( ie. bathroom vent fan, kitchen exhaust fan).  Where possible, we will check for any structural damage, WDO damage as well as  any signs of water or moisture  damage.

The Basement/Crawl Space Inspection:

When visible, identify and inspect structural beams and joists and sheathing.  We'll look for any signs of a moisture or WDO problems and if visible, inspect the foundation walls.

Kitchen and Bathroom Inspection:

In kitchens and bathrooms, we look for any leaking faucets or pipes, check water flow and drainage, and ensure the toilet is properly secure and functions. We also check cabinet condition, appliances, electrical receptacles, floor and ceiling condition and more.

All Other Rooms:

In all other rooms,  we inspect all outlets to ensure they are wired propery, switches for fuctionality, windows, doors, locks, hinges, wall, floor and ceiling condition, and more.

Smoke, Carbon Monoxide and Fire Safety inspection:

We will check to make sure the home has smoke and Co detectors in all the correct locations.  We'll also ensure the damper on the fireplace is functioning properly and that none of the mortar joints in the fireplace are damaged/missing.  Plus, a whole lot more.

Exterior Inspection

  • Exterior Walls: Check for missing and/or damaged siding, is the soil in contact with the siding (can lead to rot, decay, issect issue)
  • Foundation: Check for cracks, spalling or settling which could indicate structural/foundation problems
  • Grading: Check to ensure the ground maintains a positve slope (away from the house).  This reduces the liklihood of water entering the house and foundation issues
  • Roof: If accessible, we will walk the roof,  check for missing and/or damaged shingles, proper vent penetrations, gutter condition and more
  • Garage: We will ensure the garage door and its safety features are functioning properly, check for proper ventialtion and for the risk of explosion due to sources of ignition located <18" off the floor.
